Fred Meyer plans 2028 store at Karcher Commons in south Caldwell
October 21, 2026 · Caldwell · Spencer Southey

Fred Meyer says it plans to build another Treasure Valley store, this time in south Caldwell at Karcher Commons. BoiseDev reports the new store will go at the northeast corner of Karcher Rd. and Indiana Ave., include a fuel station, and is expected to open in 2028.
To me, the big point isn’t just one more grocery option. It’s that another major anchor has picked the Karcher corridor, which tells you this part of Caldwell is still in a heavy growth phase. When retailers of this size commit, they usually aren’t looking at a single pad site. They’re looking at the surrounding rooftops, traffic patterns, and future buildout.
What Fred Meyer announced
According to BoiseDev, the Karcher Commons retail development is about 60 acres, and Fred Meyer said its new store and fuel station will anchor the retail portion of the project.
Here are the basics:
- Location: northeast corner of Karcher Rd. and Indiana Ave.
- Project: Karcher Commons in Caldwell
- Includes: a Fred Meyer store and fuel station
- Expected opening: 2028
BoiseDev reported this would be Fred Meyer’s second Caldwell-area store and its ninth store in the Treasure Valley.
BoiseDev also reported that Fred Meyer and developer Westland Development said the combined investment at Karcher Commons will top $100 million.
Why this corridor keeps coming up
This announcement fits with what’s already in motion nearby. BoiseDev reported Fred Meyer’s first Caldwell store, at Highway 20/26 and Middleton Rd., is under construction and is slated for a late January 2027 opening.
BoiseDev has also previously reported that Karcher Commons is roughly a 62-acre project planned with:
- 336 multifamily homes
- 196 townhomes
- 20 commercial lots
That earlier BoiseDev reporting said the commercial side included grocery and big-box pads. In August, BoiseDev also reported that Albertsons planned a nearby store at The Charles development off Lake Ave.
This is why so many locals keep asking which grocers are coming to Karcher Road. It’s not random. There are multiple large retail and housing projects being laid on top of each other in the same general area.
What happens next
The long-term date to know is 2028, which is when Fred Meyer says the Karcher Commons store is expected to open.
On the city side, Caldwell’s public hearing cases page lists Karcher Commons Commercial Subdivision Prelim Plat and Development Agreement as an active land-use case under:
- DEV26-000006
- SPP26-000011
Local public materials also point to the pace of growth in this part of town. Caldwell’s fire bond page says the Karcher Road and Lake Avenue area is one of the city’s fastest-growing areas, and that a new Fire Station 4 is planned near Karcher Road and Lake Avenue.
That doesn’t mean the whole area changes at once. The first visible milestone still comes sooner at Middleton Road, where the other Caldwell Fred Meyer is scheduled to open in late January 2027.
My take
If you’re buying in south Caldwell, this is the kind of news that helps you think a few years ahead about how an area will function, not just how it feels today. More grocery and big-box retail can make day-to-day life easier, but it also usually means more traffic, more signalized intersections, and more construction while everything fills in.
For sellers and buyers, I’d break it down like this:
- Moving in the next year: the bigger near-term change is the first Caldwell Fred Meyer opening in early 2027.
- Looking longer term: Karcher Commons is more of a 2028 and beyond story.
- Shopping new construction nearby: pay attention to the mix of multifamily, townhomes, and commercial lots, because that affects what the area looks like when fully built out.
More retail choice is useful. More planned housing gives buyers more inventory to compare. But if you own a resale home nearby, it’s smart to keep an eye on how much new product is coming, because buyers will compare all of it at the same time.
